Buyers - Taking Title

Taking title can often be a mysterious process for buyers. Often it is something discussed at the beginning of the home buying process and if no issues arise, it is not discussed again until closing. When starting to look at homes an agent will ask how you want to take title when purchasing the home.

The most common ways to take title are as follows:

1. Sole Ownership: This one is the easiest to understand, it is when there is only one person/business or entity that will be purchasing. useful for: a single person, one business or trust taking ownership.

2. Tenants in Common: two or more people purchasing the home with equal rights. This option has rights of survivorship, meaning if one person were to pass away, the surviving owner would hold full right to title.

3. Tenancy in Common: two or more people have ownership rights. Each owner has undivided share in the property and the shares do not need to be equal but percentage of ownership between owner must equal 100%. This option does not have rights to survivorship. This means if one owner dies they may designate a beneficiary to transfer ownership of their part of the property. An owner may also sell their interest in the property to another owner at any time.

Make sure to have a conversation with your real estate agent about the different types of ways you may take title.

Happy Thanksgiving!

This is a great holiday to take time and not only give thanks but reflect. I am so thankful for where I am in life - Denver, a new career, close to family and so many other blessings! I hope each and every one of you get the opportunity to spend quality time with your loved ones during this holiday.

This is my first Thanksgiving in Denver (actually the first holiday in Denver) so it will be a little different but good nonetheless. See, my family is very close and every single holiday we spend together. This Thanksgiving we will not be together but were lucky enough to celebrate last week. I have found I am not the only one in Denver to be family-less this Thanksgiving as there are so many transplants. It seems many people's Thanksgivings are with friends rather than families here. How grateful am I to have friends that are willing to take me in and share their holiday with me?

I leave you with some great tables set for Thanksgiving because a holiday centered around food and family mandates a great table setting! Happy Thanksgiving to all!

Office Space Alternative

Not enough room for an office but have a need for a workspace? If you have the space, consider putting your desk behind the couch in place of a console table.

What do you think of this look? I think it is a great option if you do not have the extra space for an office but need a desk. The trick would be just keeping an organized desk since it would be in clear view, my workspace has a tendency to get unorganized quickly.

Downsizing 101

Downsizing can often be a bittersweet transition as change often is. The reasons to downsize are plentiful but one thing is true it can be logistically difficult adjusting to a smaller space. If you are anything like me, no matter how much you plan you always still have too much stuff in your new home. I went from a 1,500 sq foot home in New Hampshire with A LOT of closet space to a one bedroom, 1 bathroom with minimal closet space. Prior to my move I went through and gave close to 5 large trash bags of stuff away and arrived in Denver with still too much stuff.

I have found the trick to downsizing is organization. With a smaller space you need to be creative with both your space and how you organize. My new apartment has tall ceilings which is great to make the place feel bigger but the walls are also an awesome way to utilize extra space in a smaller home. When you have too much stuff - go up and use the walls as a means to organize.

Here are some of my favorite ways to organize with the help of your home's walls.

1. Create a command station. It is a great way to communicate with other people in your home and store things that you use everyday such as keys.

2. Mount ledges on the wall to organize books. Great idea if you do not have enough space for a bookcase but have a lot of books.

3. Use caddies or buckets to store really anything! I love the idea of using this in the bathroom.

3. As a lover of jewelry I have an endless battle of figuring out a way to organize all of it without getting tangled. This would do the trick.

4. A pegboard on the wall can help with organization in any room.

5. Using clipboards to organize and display pictures or important papers.

This is just some of many ways to organize your space with the help of your walls. What other ways have you used?

Pink + Red

Last week I spoke about navy and black matching and I thought of the other color combinations that I have been seeing that have clashed in the past. Pink and red is one of those combinations. I have seen the color put together recently and I really the combination. I particularly like red and pink together in outfits:

Although, I have seen a lot of pink and red in homes and love the look as well. There are many ways to incorporate pink and red into your home.

Pink with pops of red.

Bring in a rug with red and pink.

The artwork in these room brings together pink and red.

How do you feel about red and pink together? Do you like it or do you still feel like it clashes?

Modern and Rustic

What a great combination of modern and rustic! The wood table paired with the modern brass lighting and cabinet handles makes this a great design juxtaposition.

A Tree To Hang A Coat On

I am always on a quest to bring the outside IN the home so of course I was very excited to find this picture. Unfortunately, I can not find the link that it is associated with so I do not have the toturial on how to create this.

Not sure you want to take on this DIY yourself? Here are some other options that you can purchase:

Navy and Black

Black and navy. Once a style no-no is now becoming a very popular combination. Black and navy paired together can create a very powerful combination in both fashion and the home.
How do you feel about black and navy together? Would you do it? I am not usually a person to adhere to style rules and much prefer to march to the beat of my own drum. Although, navy and black is the one fashion rule I did follow and I am very happy it no longer seems to be a faux pas.

Neutrals and Texture

Lately I have been gravitating towards a neutral color scheme. I think neutrals can pack a very huge punch in a home. Not only is it very versatile but it keeps the home looking pristine. Here I spoke about about the use of the color white in homes and how texture plays a big role in docrating with a neutral color scheme.

I wanted to talk a little further about texture in the home. The easiest way to describe texture in interior design terms is anything that has movement and looks like it was be interesting to touch. Adding texture into a room can make the room feel very cozy, which is why it is great to partner with neutrals. A neutral room without texture can appear very sterile whereas if you add texture to the room the eye something interesting to look at.

There are a number of ways to incorporate texture into a room. Adding wood and wood elements is one of my favorite ways to incorporate texture into a neutral room.

Do you like the look of neutrals and wood? What other elements do you like to incorporate into a room to add texture?

Focus on Observatory Park

Observatory Park is a much smaller park than City Park. Located southeast of downtown Denver and as one could imagine, this park has an observatory! The Chamberlin Observatory sits in Observatory Park and offer a bountiful schedule of events. If the observatory does not interest you, Observatory Park offers tennis courts, a playground for the kids and picnic areas to relax with family and friends.

The neighborhood surrounding Observatory Park is a quiet, tree-lined residential one. Like many other popular neighborhoods Observatory Park has a mix of scraped homes and older, refinished homes. Homes in this neighborhood are large and on a decent size lot. It has become a sought after location for families as it has a strong school system. Home values range from 850k to above a million and the number of homes left that to be scraped is minimal since the neighborhood has become so popular.

There not many local stores in the neighborhood, although, around the University are restaurants and coffee shops that locals can walk, run or bike to. The neighborhood is in close proximity to I-25 and Colorado Blvd and boasts two light rail stops which makes it a very desirable place to people working in the DTC or other commutes.

Yoga inspired home

In addition to my love for Denver and homes, I also love yoga. I always try to tie anything I am passionate about into my home to personalize it. Yoga is no exception. If you are looking to bring a little of your yoga practice into your home there are a number of great products out there to do just that...

Of course if you have the extra room you can always create a meditation corner or alter incorporating all of these accessories.

Just like any theme you are looking to incorporate into your home you want to find a balance. Balance can be accomplished by a few acccessories throughout the home or keeping the theme in one part of the room or home as to not overload the eye.

If you are looking for yoga related home decor to bring into your home I have found that a great resources are EtsyWorld Market or local home decor stores.
