Buyer Series: Sewer Scope


A majority of the home in the Denver Metro area are public water. This was a new concept to me as I grew up with a well. When you are buying a home, you have the opportunity to compile due diligence on the new home during an inspection. A buyer may perform a sewer scope during the inspection period. 

A sewer scope is when a professional from a sewer company inspects the sewer line. A camera is attached to a hose which is run from the house to the main sewer line. The sewer scope will show any breaks or build up in the sewer line. Most sewer scopes cost around $100-$175.

A Grey Bedroom.

This week marks 8 months since I have moved into my new home and I have finally decided to take on the task of painting my bedroom. I absolutely love grey bedrooms and have been looking for inspiration. My ceilings (like many condos downtown) are concrete and I want to be sure grey walls and a concrete ceiling does not make my room feel cold. A bedroom should feel warm and comfortable as it is the place of rest in the home. 

A number of the grey bedroom that I have looked at feel incredibly austere to me. As I gathered inspiration, I found that a lot of grey bedrooms that I gravitated toward included a natural wood element. Adding feature made out of wood to a grey room is a great way to balance out the cold feeling of grey can sometimes elicit.

The One Thing

While on vacation I read The One Thing by Gary Keller. Yes, I guess I do eat, breathe and READ real estate. I had heard it was a great business book about how to prioritize what is important to you and your career and in everyday life, I don't typically have time to read books. The book spoke about living with purpose and holdings yourself accountable. Words that everyone needs to hear but being self employed I have found that it can get hard. Purpose gets drained by deals, paperwork, new homes to show and a packed full schedule. 



How true. This statement made me stop. A little over a year ago I sold everything I owed, packed my car and left NH to CO for something different. Vowing for a different life; one with purpose, one with passion. It is interesting how adjusting to Denver my old habits have snuck in. Not that my habits were bad or unhealthy; they just were not going to create a different life than what I had in NH. I am a firm believer that success happens outside of your comfort zone and that is not where I've been living. 


Create new habits if you want something different. I've identified of number of things I need to change to expand in both my business and personal life. What do you need to change to live outside of your comfort zone?

Relaxing in a Hammock

Since I am returning back to work from a week in Kauai, I thought I would chat about where I spent most of my time last week - in a hammock! Hammocks are so absoltely relaxing. They are a great spot to lay and red a book, lounge around with a drink or take a nap.  Hammocks are frequently found on resorts on islands, but, why do I now see more around in Denver? The climate would allow for a hammock to be used almost year round. 





Why does rest and relaxation have to only happen on vacation? Lets all create a paradise in your backyards, starting with a hammock!

East Colfax Neighborhood

There are few neighborhoods in Denver that offer a buyer the opportunity to purchase a home under $250,000. The neighborhood referred to as East Colfax is one of these neighborhoods. East Colfax's informal boundaries are Quebec to Yosemite, 11th Ave to Montview. It also includes the small area between Montview and 23rd Ave and Quebec and Syracuse St.The neighborhood is just west of the Aurora town line and situated close to South Park Hill, Stapleton, Lowry, Congress Park and Montclair. 


This neighborhood is primarily residential homes and a majority of the homes are 2-3 bedrooms and 1-2 baths. McNichols Park is the neighborhood park which houses football and softball fields, open space and a playground. East Colfax is on the east side of the neighborhood and offers close proximity to gas stations, shops, coffee shops, restaurants, bars, music venues and supermarkets.

Escalation Clauses

One approach to drafting contracts in a multiple offer situation is to use an escalation clause. An escalation clause is verbiage similar to, "Buyer agrees to pay $1,000 more than any other acceptable offer. Seller to provide proof to other offer". This is approach often ensures you are one of the top offers as you are willing to pay more than the best offer.



The downside of escalation clauses?

You play your all your cards especially if you put in a cap to the escalation clause such as "Buyer agrees to pay $1,000 more than any other offer up to $250,000".

Many sellers in the Denver market do not want to deal with escalation classes, rather, they ask for the highest and best offer from the start. 

If there is no cap to the escalation clause, you run the risk of being the winning offer for a purchase price you are not approved for and/or for a purchase price above what the home will appraise for.

Speak with your realtor about whether an escalation clause may be suitable for your next offer on a home.

The hustle mentality.

Hustle (n) - busy movement and activity.



In real estate or really any industry, the ability to hustle is a great quality to have. It keeps you moving forward. I used to date a man who was in sales and his amazing knack at hustling was like an art form. I think of him and his ambition often as I entered into this new career. The concept of hustling to me is similar to the childhood game of hot potato, you NEVER WANT TO STOP, as that is when you will drop the potato and lose. You constantly want to be charging forward.


I started following some of the big names in real estate - Ryan Serhant, Katrina Campins and Luis Ortiz and, man, can they hustle. They eat, breathe and sleep real estate. Every waking moment they have is dedicated to real estate. For a woman that loves real estate, it is incredibly admirable to see how much these icons can get done in a day. In the end, it is about steering your career forward and in the direction that you want it to take. 


In real estate it's quite easy to get pulled in multiple directions. Most of your day is spent in the car and the details of a transaction can be time consuming. I recently read this article which outlined a curtail flaw in the hustle mentality as lack of strategy. You can work as hard as you want/can but if you do not have a plan or strategy, you may be wasting your time.



The ability to hustle and constantly be moving forward is an act that we can see. We can see the number of sales or closed transaction an agent has or how many hours they clocked. The plan is personal. From the outside, it may look like these real estate superstars just hustle, they most definitely have a plan and goals to meet. While all of us will inevitably get bogged with life's twists and turns, it's crucial to keep moving forward in the direction of our goals, making it necessary to detail our goals for both our life and career.

Just Sold In First Creek!


Green Valley Ranch is one of the hottest neighborhoods in Denver. It's locale, close to the Airport, and lower home prices makes it incredibly desirable. Nestled north of Green Valley Ranch is a development called First Creek. First Creek has both town homes and condos and average days on market is roughly a week while average price is roughly $172,000 for townhomes. The closest comp to 5770 Ceylon St had sold at $192,000 only a few days after putting 5770 Ceylon St. on the market. 

This complex had some hurdles to overcome as the HOA is in the process of a litigation with the builder. Although potential buyers may be impartial to the litigation, lending on it may have been difficult. After close to 30 offers on this one property we closed on the home at $206,000, a record breaking price for First Creek!

Gold Fixtures

One of the hottest trends of 2015 is gold fixtures, especially in the kitchen and bathroom. My love for gold runs deep so I love this trend. 







What do you think about gold fixtures? Would you do it in your home? I most definitely would, although, my home currently came equip with all silver fixtures. I will not be switching the fixtures out anytime soon and get my gold fix through pictures.

Buying a Home: The Lender Letter.

Whether you have bought numerous homes or you are a first time homebuyer, it is a good idea to freshen up on the process. Since 2008, the process of getting a loan has changed drastically, which has changed the home purchasing process.



One of the first steps in the home purchase is speaking with a lender. In the Denver market, it is imperative to have a Lender Letter along with your offer. This means you will have to provide a Lender with proof of salary and other supporting documentation up front. Lenders will write one of two letters:
Pre-qualification letter. This is an estimate of your purchase power based on what you told the lender.
Pre-approval letter. This is a more formal process as you have filled out the application. The lender as pulled credit, salary and other financial pieces of information.
In cases of a multiple offer situation, a pre-approval is the best type of letter to receive from a Lender. It means the lender has more of an idea of your financial situation and therefore you look like a strong buyer.

Learning to appreciate the mountains...

I absolutely love Denver but I hate the lack of water. This is the first time in my life that I am landlocked. I was explaining this to a friend who has also lived on the ocean all her life until moving to Denver. She agreed but pointed out that the mountains here have the same affect. Every morning she looks out her window to the mountains. Each day the mountains take on a different look, color and feel - very similar to the ocean. 

Living in Denver (and owning a North facing condo) I often find myself taking the natural beauty of the mountains for granted. We may not have an ocean but we are blessed with mountains. The mountains, like the ocean, are expansive and help keep our place in the universe in perspective.
